Sugar Land is the largest city in Fort Bend County, with a 2020 census population of 111,026 and ZIP codes 77478, 77479, 77487, 77496 and 77498. It grew out of sugar plantations along the Brazos River and stayed a company town around Imperial Sugar until it incorporated in 1959. Rapid growth came in the late 1970s and 1980s as master-planned communities spread out, and the city annexed Greatwood and New Territory in 2017, which is why addresses here cover such a wide range of home ages and styles.
Most of the city is organized into master-planned communities. First Colony, developed from 1977 on about 10,000 acres, is the largest, and others include Telfair, Riverstone, Sugar Creek, Avalon, Greatwood, New Territory and River Park. Each has its own HOA and amenities, so it pays to ask your association about move-in notices or rules ahead of time. Most homes are single-family, and Sugar Land has approved very little new apartment construction in recent years.
Getting around comes down to a few roads. Interstate 69 (U.S. 59) crosses the city diagonally and meets State Highway 6 at its busiest intersection, right beside Sugar Land Town Square. U.S. 90A runs east to west through the original town, and the Grand Parkway (State Highway 99) passes through New Territory and River Park. Fort Bend ISD serves most of the city, while Lamar CISD covers River Park and Greatwood on the southwest side.
