About Bulverde
Bulverde is a city in western Comal County that calls itself the Front Porch of the Texas Hill Country and holds a Certified Scenic City designation. German immigrants settled the area around 1850, first calling it Pieper Settlement, and a post office later took the name of early landowner Luciano Bulverdo. Today's city formed between 1996 and 2000 when five separately incorporated areas merged through a long series of elections, and voters adopted a home-rule charter in 2015. The 2020 census counted 5,692 residents, up from 4,630 in 2010, and the city uses ZIP code 78163.
Bulverde sits at a crossroads. U.S. 281 runs along the east side of the city toward San Antonio to the south and Blanco to the north, State Highway 46 crosses toward New Braunfels and Boerne, and FM 1863 follows a historic route once used between New Braunfels, Boerne and Fredericksburg. Cibolo Creek, which forms the line between Comal and Bexar counties, runs just south of town. That means a move from north San Antonio often crosses a county line without feeling like it, which is worth remembering when you update records.
The landscape is rolling hills, valleys and live oak groves, with plenty of deer and turkey. Homes range from established acreage to newer neighborhoods such as Johnson Ranch, Kinder Ranch, Thornebrook and Hidden Canyon. Comal ISD serves the city, with campuses including Rahe Bulverde Elementary, Johnson Ranch Elementary, Spring Branch Middle School and Smithson Valley High School. For moving day, the main variables are driveway length and grade on larger lots and HOA move-in rules in the planned communities, both of which the walkthrough covers.
