About Cinco Ranch
Cinco Ranch takes its name from the Spanish word for five, after the five Houston oil men who bought about 4,880 acres of the Blakely Ranch in 1937 and formed the Cinco Ranch Company. The planned community opened in 1991 and grew through several developers, with Cinco Ranch Southwest and Cinco Ranch Northwest added between 2007 and 2010. Today it covers about 8,092 acres, mostly in Fort Bend County with a portion in Harris County, and counted 16,899 residents in the 2020 census.
Cinco Ranch is part of Greater Katy but is not inside the City of Katy. It sits in Houston's extraterritorial jurisdiction, and most of its roads are maintained by Fort Bend County. Water, wastewater and trash service come through 19 municipal utility districts. Two homeowner groups manage the neighborhoods: the Cinco Residential Property Association covers areas east of Katy-Gaston Road, and Cinco Ranch Residential Association II covers the west. Both enforce deed restrictions, so it pays to check the rules before move day.
Housing ranges from single-story patio homes and townhomes to large custom estates, so no two Cinco Ranch moves look alike. Most addresses fall in ZIP codes 77450 and 77494, and the Westpark Tollway and the Grand Parkway connect the community to the Energy Corridor and the rest of Houston. Amenities include the Cinco Ranch Beach Club, the 18-hole Golf Club at Cinco Ranch, the Lake House and LaCenterra, a 34-acre shopping and dining town center.
FAQ's
Questions people ask about moving to, from or within Cinco Ranch.
No. Cinco Ranch has a Katy mailing address and is part of Greater Katy, but it is a planned community in Houston's extraterritorial jurisdiction, not inside Katy city limits. It is mostly in Fort Bend County with a portion in Harris County. For your move, that means your MUD and HOA set many of the local rules.
The Cinco Residential Property Association and Cinco Ranch Residential Association II both maintain common areas and enforce deed restrictions. Rules about trucks, parking or storage pods can vary, so check your association's guidelines before move day. We are happy to work within them.
